CBRE Group, Inc. (CBRE) announced today that it has arranged the sale of a Class A office building located at 1150 Northbrook Drive in Trevose, Pennsylvania. The four-story, 107,742 square-foot property was acquired by Red River Asset Management.

Robert Fahey, Jerry Kranzel and Erin Hannan of CBRE Capital Markets’ Institutional Properties team represented the seller, Rubenstein Partners, during the transaction.

“1150 Northbrook is a true Class A building and is one of the best assets in the Bucks County office market,” said Kranzel, Senior Vice President.

CBRE’s research department, led by Ian Anderson, collected substantial data and created a position paper showing that the best buildings in Philadelphia’s suburbs dramatically outperform the market as a whole.

“We shared this information with the buyer and it was very impactful, and we believe that it was key in their determination to invest in 1150 Northbrook,” Kranzel added.

Built in 2007, the Class A property features a two-story atrium lobby, a glass curtain wall and an abundance of amenities including Neshaminy Mall and many other major retailers immediately adjacent to the building.

1150 Northbrook is currently 85 percent occupied with tenants including Gamesa, Office of the Comptroller and Bracket Global, among others.
